For Agents · Buyer's Guide

The Central Florida agent tech stack, 2026.

One recommended pick per category. One runner-up. One budget alternative. One note on what we'd skip. We refresh this page each quarter as the tools change.

We do not take affiliate commissions on the tools or services named on this page. We do sell photography. We say so explicitly in the Photography section. Last updated: June 2026.

CRM

CRM

The system you build a sphere on. Pick once, stay there for years. Switching costs are real.

Our pick

Follow Up Boss

The Central Florida agent's default for a reason. Action plans, smart lists, native dialer, and integrations with Ylopo / BoomTown / direct MLS feeds.

Why it works

The action-plan engine + the speed of inbox triage is the real difference. Teams adopt it; solos don't outgrow it; reporting actually answers the questions you care about.

What to watch

Not the cheapest. Per-seat economics get steep on bigger teams. The mobile app is fine, not great.

Runner-up

Sierra Interactive

Better-than-average IDX baked in. Solid for solo agents who want one platform for site + CRM.

Why it works

The combined site-and-CRM economics work if you're a solo agent with no separate website investment.

www.sierrainteractive.com

Budget alternative

kvCORE

If your brokerage gives it to you, use it. Free is the right price. Friction comes from training and reporting.

Why it works

Free at the brokerage level is hard to beat. The lead-routing logic is fine.

What to watch

Plenty of agents quietly hate it. Use it but don't depend on it for the relationships that pay your bills; keep a personal database in parallel.

What we'd skip

Anything that requires a six-month implementation contract for a solo agent. Real Geeks is fine for some workflows but the lead-gen-first orientation pulls agents into spending more on ads than they should.

Listing Presentation + CMA

Listing Presentation + CMA

The deck the seller actually sees. Skip the bloated tools; what wins is a focused deck plus real Stellar MLS data.

Our pick

Cloud CMA

Pulls Stellar MLS directly, ships a clean PDF, builds a one-page Buyer Tour. Worth every dollar.

Why it works

Designed by people who pulled CMAs for a living. The output is dignified, not loud.

What to watch

Templates lean traditional. If your brand is modern-editorial, customize hard or buy a designer-built template.

cloudcma.com

Runner-up

RPR

Free if you're a Realtor. Data depth on schools and neighborhoods is solid. Mobile-first interface is decent.

Why it works

Included with your dues. The Realtor Property Resource data is broadly defensible.

www.narrpr.com

Budget alternative

A Notion or Google Doc template you build once

The unhyped answer. Build one yourself. Pull the MLS comps manually. The seller meeting is about you, not the platform.

Why it works

Customization rarely matters. The seller hires you, not the deck.

AI Writing Tools

AI Writing Tools

For listing descriptions, market emails, and the ten things you write every week. Used carefully, these compound. Used lazily, they make you sound like every other agent.

Our pick

Claude (Anthropic)

Better at long-form, better at refusing to fabricate, better at writing in the voice you give it. Use it for the work that requires nuance.

Why it works

The instruction-following is sharper than ChatGPT for editorial work. The output reads less templated. Honest about what it doesn't know.

What to watch

Slower for quick lookups. Less plugged into the broader internet by default.

claude.ai

Runner-up

ChatGPT

Faster for quick tasks. Image generation via DALL-E is the easiest path if you want to test layouts (never use AI-generated photos of real listings).

Why it works

The plug-in ecosystem and tool calling are more mature. Voice mode is genuinely useful in the car.

What to watch

Defaults to confident-sounding answers even when wrong. Validate everything.

chat.openai.com

What we'd skip

Tools that promise to write your listings for you with one click. The output is always recognizably AI and Zillow has started downranking it. Use AI to draft; rewrite the result in your voice.

Video Editing for Reels + Listings

Video Editing for Reels + Listings

Where most agents either over-invest in software or under-invest in time. Pick a tool you'll actually use.

Our pick

CapCut

Free, mobile-first, polished. The reels you see on agent Instagram are mostly CapCut. Templates are improving fast.

Why it works

Zero friction. Solid auto-captions. Good music library. The pace of feature updates is unreasonable for free software.

What to watch

Be wary of getting locked into ByteDance ecosystem features. Stick to portable workflows.

www.capcut.com

Runner-up

DaVinci Resolve

Free desktop, full pro-grade editor. The right answer if you're an agent who genuinely wants to learn editing.

Why it works

Hollywood-grade color and audio for free. Learning curve is real but worth it.

www.blackmagicdesign.com/products/davinciresolve

Budget alternative

Just hire someone

If you have a listing pipeline and a budget, outsource editing. The hourly economics rarely make sense to learn this yourself.

Why it works

Your time is the constraint. ASM's Signature Reel handles this end-to-end inside the listing media package. Not a coincidence.

What we'd skip

Subscription editors that lock you into proprietary file formats. If you cancel, you lose access to your projects.

Scheduling + Calendar

Scheduling + Calendar

Where most agents lose hours. Reclaim them with one of these.

Our pick

Calendly

The default for a reason. Round-robin team scheduling, payments, custom intake forms. Hard to beat.

Why it works

Stable, broadly recognized by clients, integrates with everything. The free tier is enough for many solo agents.

calendly.com

Runner-up

Cal.com

Open-source alternative. Faster development pace lately. Self-hostable if you care about that.

Why it works

Active development means new features regularly. Free tier is generous.

cal.com

Budget alternative

Your phone's native calendar + a saved text reply

Honest answer. If you're under 30 appointments a week, the friction of a scheduling tool may exceed the friction it saves.

Why it works

Less to maintain. Personal touch sometimes wins.

Photography Workflow

Photography Workflow

The last category — where we have skin in the game. We'll be honest about it.

Our pick

Aerial Shots Media

We shoot the listing, deliver via Aryeo, and you get a turnkey listing-website + reel + photo gallery within 24-48 hours. SHOWCASE starts at $375.

Why it works

We're the answer because we built our business around the rhythm a Central Florida listing agent actually works in. We deliver fast, we shoot in the neighborhoods you list in, and we sit inside the package economics that make sense for the mid-market.

What to watch

We are biased. Read the full disclosure below. If your average listing is sub-$300k, we cost more than the math supports; use our Photography Only tier.

portal.aerialshots.media/portal

Runner-up

HomeJab / Virtuance / regional shops

If you're outside our six counties or our calendar is full. Quality varies by photographer; ask for the specific person who'll shoot you.

Why it works

Coverage where we don't shoot. Reasonable pricing for standard photography packages.

What to watch

The marketplace model means individual photographer quality is uneven. Ask for portfolios of work in your specific neighborhood.

What we'd skip

iPhone photography on listings $500k and up. The compression artifacts and the lack of geometry correction read as cheap to the buyers who matter. We'll write a longer piece on this.

Disclosure

We do not take affiliate commissions on this page.

None of the links on this page are affiliate links. We considered offering them and decided against it because the incentive corrupts the recommendation. We do sell photography; we name ourselves as the pick in the Photography category. If you find this page useful, share it with another agent. That is the entire ask.
